Marketing
We put a strong focus on securing the highest quality of tenants for our landlord through the use of proven marketing techniques and tenant selection procedures. We promote your property through internet advertising which allows us to reach potential tenants on a 24/7 basis, rental list in the office which includes photos and information on the property and a signboard out the front of the property.
Contracting and Inventory
When the property comes to near end of contract system to flags and generate a letter to invite a rent review and entering new contract, or a notice to vacate, if the tenant advised the wish to extend then a contract is generated, if the tenant wish to vacate the property is referred to availability and to be marketed.
The contract is extended or the property is revamped, and marketed, a new tenant is vetted references are taken, deposits are taken, draft contracts issued with a list of inventory , contracted agreed and signed
Maintenance
Our aim is to return as much of the rental income to you as possible, however, at times maintenance must be carried out. Repairs to your property are carried out up to your pre-approved disbursement level and you are consulted prior to any repairs and maintenance taking place.
Rent Collection & Arrears
Rent is collected if not paid warnings are issued and eviction activated , arrears in rent must not exceed the deposit held.
Routine Inspection
Our policy is to carry out regular inspections of your property. We provide you with a written report and photos providing information on how the tenant is keeping the property.
Account
We maintain full and accurate records of the property’s accounts and we supply with a detailed monthly statement
